Gera Developments has launched Gera Advantage, a homebuyer support programme offering financial assistance before possession and seven years of preventive maintenance checks.

Gera Developments, a leading real estate company, has launched a homebuyer support programme that offers financial assistance during the pre-possession period and maintenance checks for seven years after receiving the Occupancy Certificate.

The newly launched ‘Gera Advantage’ covers eligible existing customers through three financial support measures — EMI Shield, Home Equity Power and Medical Emergency Support — alongside an extended home protection plan.

Financial support for homebuyers before possession

Rohit Gera, Managing Director, Gera Developments, said regulations focus on transparency and timely delivery but do not address challenges that homebuyers may face between purchase and possession.

“We provide a solution to home buyers to tide over challenging times during the pre-delivery period,” he said.

Under EMI Shield, eligible salaried customers who lose their jobs involuntarily can receive reimbursement of monthly home-loan pre-EMI payments for up to six months or until re-employment, whichever is earlier. Customers can repay the interest-free assistance in two instalments after the support period or in full at possession, whichever comes first.

Home equity and medical emergency assistance

Home Equity Power allows customers who have contributed at least 10 per cent of the property’s consideration value from their own funds to access assistance of up to 50 per cent of their contribution or 10 per cent of the consideration value, whichever is lower, excluding GST. The amount carries interest at the applicable RERA rate and must be repaid within six months or by possession.

Medical Emergency Support allows eligible customers facing qualifying medical emergencies or the death of the customer or spouse to transfer their unit without the applicable transfer fee. They can alternatively downgrade to a smaller, lower-value available home, subject to the programme’s conditions.

Gulzar Malhotra, Chief Executive Officer of Gera Developments, said the initiative was meant to provide financial flexibility when customers face unexpected circumstances.

Seven-year extended home protection plan

The extended protection plan includes annual preventive maintenance checks for seven years from the OC date. Customers receive inspection reports, with covered defects addressed under the applicable warranty.
